Having the correct documentation can speed up your mortgage application
When applying for a mortgage, there are some documents you’ll need to include, depending on your circumstances. These typically include proof of income, employment verification, credit history, bank statements, and photo identification. We’ve compiled a list of documents that you may need to produce to support your application. Lenders may also request additional documents based on specific loan types or individual requirements
What documentation may be required for self – employed applicants?
- Tax returns and corresponding tax year overviews for the past three years
- Your business accounts for the last 3 years (if you own a limited company)
- Your bank statements for the past four corresponding months. Ensure that your receipt of income is visible on your statements as well as payment to ongoing bills. If bills are paid from separate accounts, please provide copies of said account for the corresponding months
- Valid driving licence
- Valid passport (and residence permit both front and back) If you do not have a valid driving licence or passport, please refer to the government’s proof of identity checklist
- Credit report which can be obtained here
What documentation may be required for employed applicants?
- Your four most recent payslips if paid monthly, or sixteen most recent payslips if paid weekly
- Your bank statements for the past four corresponding months. Ensure that your receipt of income is visible on your statements as well as payment to ongoing bills. If bills are paid from separate accounts, please provide copies of said account for the corresponding months
- Valid driving licence
- Valid passport (and residence permit both front and back) If you do not have a valid driving licence or passport, please refer to the government’s proof of identity checklist

What documentation may be required for contractor applicants?
- Copy of your current contract: If this contract is set to expire in the next three months, please can you provide either a copy of the renewal contract, a written agreement with the contract holder of how you will be proceeding or a future contract that you will be undertaking following expiration of the current contact.
- Copies of your tax returns and accompanying tax year overalls for the past two years
- Copies of your bank statements for the past four corresponding months. Ensure that your receipt of income is visible on your statements as well as payment to ongoing bills. If bills are paid from separate accounts, please provide copies of said account for the corresponding months
- Copy of a valid driving licence
- Copy of a valid passport (and residence permit both front and back) If you do not have a valid driving licence or passport, please refer to the government’s proof of identity checklist
- Copy of credit report which can be obtained here
Points to note about your deposit
For all the above cases, individuals will need:
- A proof of deposit (if making a purchase)
- Last 4 months bank statements (if the deposit is from savings)
- A gift declaration (if the deposit has been gifted)
- Mortgage offer and memorandum of sale (if the deposit is via another property)
